Roundhouse was selected through a competitive RFP process to redevelop this site into a leading edge 37-unit mixed-use property in partnership with Capital City Development Corporation, Boise’s redevelopment agency.

Located in the emerging West End section of downtown Boise, The Watercooler has since been a catalyst for revitalization of the area. The project features Boise’s first live/work unit typology which offer glass storefronts and gracious entries into the public right of way that prioritize connectivity with the street life. The development program includes a dedicated retail cafe which opens up to a semi-public “pocket park” that invites the public into the space and serves as an amenity for Watercooler residents. A three story mural created by Portland artist David Carmack Lewis has been recognized for its contributions to the City and, in 2018, The Watercooler was the recipient of the City of Boise’s Excellence in Design award.
